Asbestos Roof Replacement

In cases where an asbestos roof has reached the end of it’s life and where coating or over-cladding is not feasible, the only option is to replace the roof.

This does have several advantages, in that a new roof adds considerable value to an industrial or commercial property and increases the chances of letting it for the longer term.

The resultant uplift in rent should pay for the roof during the course of the lease.

Modern roofing materials are made with environmental issues in mind and there are number of ready-insulated, metal and composite roof panels available to meet existing building regulations.

Bear in mind that replacing your roof will almost certainly mean having to increase the insulation to comply with stricter EU regulations.

This roof is a metal insulated panel and is very cost effective.

Alternative Solution To Asbestos Roof Replacement

Replacing an asbestos roof involves sending the old roof panels to landfill sites, which is costly and often means some disruption to a business operation whilst the installation is being carried out.

The cost of scaffolding, safety netting and other Health & Safety precautions is significant and will amount to around one third of the cost of the works. On larger roofing projects, this could run into tens of thousands of Pounds.

Part of our work as Chartered Building Surveyors involves constantly evaluating new products.

There is now an option to coat an old asbestos roof with a product that not only seals the roof, but also provides an extra layer of insulation that meets or exceeds current building regulations. Both the internal and external surfaces of the roof can be treated, which completely encapsulates the asbestos cement sheets.

Furthermore, the product provides structural reinforcement, meaning that it can be trafficked in complete safety.

This product comes with a 50 year manufacturer’s guarantee and is most suited to larger installations where business disruption needs to be minimised or eliminated.

This is a sprayed product that can be applied to a clean asbestos cement roof from a cherry picker or other platform.

The installation time, compared to that of a new roof is drastically reduced, as is the need for expensive scaffolding and netting.

This type of system is not suitable in all situations, so an independent roof survey is absolutely essential.
