Asbetsos Roof End of Life Case Study
We have highlighted this asbestos roof because before being asked to perform the survey, a roofing contractor completed some valley gutter repairs – and then informed the client that the roof was at the end of it’s life.
In fairness to them, the gutters were creating major leakage problems and required re-lining, which did stop rainwater flooding the premises – but this was only a temporary repair (Costing thousands of pounds) and did not address the bigger issue.
Asbestos roofs are still very common throughout the UK and most are now more than 50 years old.
Those that have been properly maintained will experience few problems, but in reality, many have been neglected for years and consequently suffer from varying levels of deterioration.
But how do you know when an asbestos roof is at the end of it’s life?
The slideshow below contains photographs from a roof survey that we conducted in June 2011 on an industrial unit in the Warwickshire region.
The photographs show severe delamination of the asbestos roof panels caused partly by the extreme winter temperatures experience in 2010, when the moss growth on the roof froze and broke the surfaces of the panels.
Many of the photographs show a crumbling surface and others show white streaking, which where the structure of the surface has broken down and begun to delaminate.
The roof in question is now structurally unsound and replacement is now the only option in this case.
This is an extreme example, but demonstrates what can happen when moss is allowed to accumulate and grow.
The building was in a generally poor state of repair in any case, but regular maintenance and occasional cleaning could have prevented this situation.
