Asbestos Roof Surveys
An initial survey is recommended whenever you are considering work on an asbestos roof.
As chartered building surveyors, we are bound by strict professional standards, meaning that the advice we provide is unbiased and independent.
This means that we act in your interests, taking into account commercfial considerations and the requirements of your lease (if you are a tenant).
The survey involves close examination of the roof, either by trafficking it, or using cherry pickers or other access equipment.
The entire roof is examined and a portfolio of photographs is produced along with a detailed condition report and of course, costed recommendations and options.
The cost of a roof survey is in the region of £750, plus the cost of hired access equipment that might be required. This figure may vary depending on location, but if we are instructed to manage a repair or replacement programme we often deduct the cost of the survey from our project management fee, subject to the value of the works required.
Your roof report can be used to obtain quotations from contractors of your choosing, but this is what is included in our project management service, which is charged as a percentage of the contract value:
- Specifying the works
- Invitation to tender
- Management of tendering process
- Instructing contractors
- Issuing necessary health and safety instructions
- Initial site meeting prior to commencement
- Site visit(s) to inspect works to completion
- Issuance of stage and final payment authorisations
- Issuance of guarantees, asbestos disposal documentation etc
- CDM Co-ordinator duties
